what other pre construction costs might i face?

Focussing on domestic projects, planning approval may be required but there is a chance that your project may be done under Permitted Development Legislation and not require approval. I can advise on this.
If approval is required, the statutory cost for a council to determine a planning application is £202 for alterations / extensions and £401 for a new house.
The cost for a building warrant is based on the projected construction cost. For a project costing £50000 the fee is £719 and for a project costing £150,000 its £1343.
On most projects, the site levels are such that a simple survey is sufficient to allow designs to be prepared but in some cases a topographical survey may be required and this cost will; vary depending on the site area and buildings to be surveyed. I moistly ask for this on sites with a big change in level or where its clear sites are not as square as it may seem.
