what do you charge and what do you offer?
Architects charge in one of three different ways: a percentage basis; lump sum basis; or time charge basis. Expenses are generally charged separately. The RIAS have a good guide on Budget and Fees here.
For all methods of fee payment, its dependent on the service being provided and your Architects involvement at the various stages of a project. Again the RIAS have a good guide here.
Architectural projects have 6 key stages with various tasks at each stage which are based on the Royal Institute of British Architects (RIBA) Plan of Work 2013 document. These stages are as follows:
· Stage 1 – Preparation & Brief: This is largely what will be done in our initial meeting when you outline what you wish to do. This becomes the project brief which may need some further definition and clarity but this will happen as we proceed;
· Stage 2 – Concept Design: This is what is generally referred to as the sketch design or outline proposals where scheme design options are examined and one selected to develop as required;
· Stage 3 – Developed Design: Here the outline scheme from stage 2 is developed to produce a detailed scheme design which will allow the submission of a detailed planning application;
· Stage 4 - Technical Design: The developed design is technically developed and designed in coordination with the project structural engineer and other building consultants as may be required. This results in the preparation of drawings and documents for a building warrant submission and to allow construction tenders to be prepared;
· Stage 5 – Construction: Following receipt of planning and building warrant approvals and agreement of a project cost with a contractor, the construction works on site can commence;
· Stage 6 – Handover & Close Out: Works on site are completed and any final costs with the contractor or design consultants agreed and settled as required.
